At a time of a financial crisis Danish investors are finishing their exquisite 8-million-Euro project in the Bulgarian seaside resort of Ravda. The Grand Sirena Development will receive Act 15 (document which ascertains that the building is fully finished) within days. The financing of the grand investment comes from a Danish bank. Executor of the project is the Bourgas-based company Eurobuilding Engineering.
The holiday development is set less than 350 meters from the beach. All apartments in Grand Sirena are sold fully finished and with fitted kitchens. Property management and maintenance are provided by the company Property Management BG Ltd. The annual maintenance fee will be 10 EUR/sq.m. The fees for all management services will be 350 Euros for a studio and 400 Euros for 1 & 2 bedroom apartments per year. The owners promise annual return on the investment from renting the properties to the amount of 5-8%. The prices of the apartments start from around 99,000 Euro.
The project also includes a business center with a conference hall for 68 people. The properties in the development range from studios to three-bedroom apartments set in three different blocks, as there is also an open-air sky bar, an indoor sports center and a modern beauty parlor.

Today, March 17th, is St. Patrick’s Day – the patron of Ireland, as the holiday is celebrated by all the Catholics around the world.
On the occasion of Ireland’s national holiday Ireland’s Ambassador to Bulgaria H.E. Geoffrey Keating gave the Bulgarian people a priceless copy of the Book of Durrow which is to be kept at the St. Kliment Ohridski University Library in Sofia.
The Book of Durrow is a richly illustrated manuscript in Latin, possibly the oldest extant complete illuminated gospel from Ireland. The Book was written at Durrow Abbey which is set to the west of Dublin, in County Offaly. Today the manuscript is one of the treasures of the Trinity College Library. The copy was ordered by Trinity College and was printed in a limited printing of 650 copies in 1960 by the Swiss publishing house Urs Graf-Verlag. The copy which will be given to the St. Kliment Ohridski University Library is copy number 566.
The Book of Durrow is among the most valuable exhibits in the personal libraries of people like Pope Paul VI, Charles de Gaulle and USA’s 37th President Richard Nixon.
We wish a Happy Holiday to all who celebrate St. Patrick’s Day!

Although the negative effect of the recession in Europe is felt in Bulgaria as well the number of tourists who visited the country in 2008 has increased by 8.4%, PropertyWire writes citing National Statistics Institute data.
This brings hope to hotel owners that may be they will be able to overcome the economic slowdown expected this year.
This year the tourist sector in Bulgaria is expected to generate approximately 4 billion Euro half of which will come from foreign tourists and the other half from Bulgarian ones, experts forecast.
“However, the money which the government plans to spend on advertising Bulgaria abroad is too little”, says Joseph Upchurch – director of building company Aston Lloyd.
“Regretfully, most of the big international chains of hotels still do not have representations in Bulgaria”, he adds.
However, this is about to change. Four of the largest chains of hotels - Marriott, Hyatt, Movenpick and Intercontinental plan to enter the Bulgarian market by opening offices in Sofia.

Two weeks ago Bansko was widely saluted for the impeccable organization and conditions while hosting the FIS Alpine World Cup for Women. This put Bansko back on the international ski scene as the resort proved that it deserves to be called the leading winter resort in Eastern Europe and to be considered a leading upmarket skiing destination rivaling Alpine resorts.

More and more office owners become more tolerant to companies leasing their business spaces that have financial difficulties due to the economic crisis, Novinar Daily notes. The lessors even offer to decrease the rental price in order to keep their clients.
Brokers say that owners of offices and business areas most often are ready to rent out their properties cheaper for a period of 3 to 6 months and then gradually to increase the price. For example, if the monthly rent of an office is 1,600 EUR it could be temporarily reduced to 1,000 EUR and then go back to the higher rental price.
Most often companies rent offices with areas between 150 and 300 sq.m. However, bigger companies also look for bigger spaces of up to 2,000 sq.m., brokers explain. Rental prices vary between 6 and 24 EUR/sq.m.

LUXIMOTI, the luxury brand of BULGARIAN PROPERTIES, was among the main sponsors of the second of its kind James Bond Label Party which was held on February 28th in the elegant restaurant of the brand new development Belvedere Holiday Club in Bansko, owned by the company Moto Pfohe. The stylish party coincided with the grand opening of the development which is one of the biggest and most strategic projects of BULGARIAN PROPERTIES. The guests were given the opportunity to stay in the development to see the German quality for themselves and to enjoy the special atmosphere, extras and servicing.
The accent in the second James Bond Label Party was placed on refinement, luxury and lifestyle. The guests were welcomed to the Belvedere Classico restaurant in Bansko where they were met by the snow queens of Vodka Belvedere and enjoyed themselves drinking Dom Perignon. The investor Karl-Heinz Pfohe was in the center of the event and he welcomed the guests to the development wishing them a pleasant evening full of surprises.
The guests at the theme party enjoyed most the traditional game of roulette as there were wonderful prizes for the lucky players. BULGARIAN PROPERTIES gave away four weekends in Bansko in the newly-opened Belvedere Holiday Club. The development’s Belvedere Wiener Conditorei confectionery was turned into a poker room where a poker tournament was held as the only lady to take part in the game won a yachting weekend by the leading company Sun Seeker and a bottle of Dom Perignon.

House prices may be dropping across Europe, but the strength of the euro has put British buyers off destinations such as Spain and France. However, there are countries where you can still find good-value property.
"You get more for your money in Turkey, when compared to Spain or popular Greek resorts," says Janet Schofield of the Turkish specialists Nicholas Homes. "Prices haven't gone up lately, and there are definitely good deals, such as two-bedroom apartments from around Ј40,000 and villas with pools for around Ј140,000."
Schofield says there's also increasing demand for rental property as holidaymakers shun the Eurozone for cheaper destinations, which benefits owners who want to let their homes.
It's a similar story in Croatia, where the market has dipped due to global economic woes. "Sellers are having to reduce prices as there are less buyers," says Andrea Marston of Investment Group Croatia. "British vendors in particular can afford to drop as they're still better off when they convert their money into sterling. So it's worth negotiating."
Marston has properties on the attractive Dalmatian coast, ranging from Ј90,000 for two bedrooms to three-bedroom villas with a pool for around Ј220,000. She claims it's better value than Spain, where buying cheap "often means you're a 10-minute drive from the sea, rather than a few minutes' walk".
Bulgaria has fallen out of favour recently, but the low cost of living means that tourism is expected to pick up. Despite sterling having lost value against the Bulgarian lev, prices are still reasonable, with apartments selling for as little as Ј30,000 in ski resorts such as Borovets and Bansko, and on the Black Sea coast.
"A one-bedroom new-build in the French Alps will start at Ј180,000, while one-bedrooms in our Bulgarian projects start at Ј35,500, with duplexes from Ј75,500," says Veneta Cornford of Zoldi. "Coastal properties start at around the same price. We're seeing a lot of interest in rentals, too."
Low prices can also still be found in Morocco, which is attracting buyers who have been priced out of Europe. Apartments costing from Ј25,000 are in new purpose-built resorts on the Mediterranean coast around Tangier, but these areas are less popular than the cities.
Frances McKay of Francophiles says it's possible to find lovely riads for the price of a Spanish apartment. "Marrakech is popular, but has become expensive, though you can still find renovated riads with three or four bedrooms for Ј260,000, and nice one-bedroom apartments from Ј89,000," she says. "In Fez, we have traditional properties in need of updating from Ј50,000."
McKay also has apartments and characterful properties in Essaouira, a pretty town on the Atlantic coast, from around Ј70,000, which she thinks are "unbelievable" bargains. "You won't get much on Europe's Mediterranean coast for that."

After a 25-year break from the international ski scene Bulgaria’s most elite winter resort of Bansko (southwestern Bulgaria) hosted a round of the FIS Alpine World Cup for Women - two downhill events and a Super G, ahead of the finals in Aare, Switzerland, from 11 to 15 March.
The winner in the downhill event for the Alpine Ski Cup Women is the Swiss Fabienne Suter, Andrea Fischbacher of Austria came second and the leader in the World Cup interim rankings Lindsey Vonn (USA) and Italian Nadia Fanchini finished third clocking identical times.
On Sunday (March 1st) World Cup overall leader and downhill champion Lindsey Vonn won her fourth consecutive super G as Fabienne Suter of Switzerland came second.
The track on Banderitsa ski-run is 2,707 m long with 800 m difference in altitude between the start and the finish. The organization of the event proved Bulgaria’s potential to host world-class skiing events.
Today Bansko is East Europe’s leading upmarket skiing destination rivaling Alpine resorts. The town’s ski zone boasts 70 km of ski-runs. Modern equipment is used to maintain them. Artificial snow cannons cater for a December-through-May skiing season. A high-tech cable car takes skiers to the resort’s 17 ski-runs at 1600 above sea level. From that point 14 super fast ski-lifts proceed further up to each of the ski-runs. The highest one descends from 2600 m above sea level.
