Brits about Bulgaria and the Local People

In the last few years the British have been the most active property buyers and tourists in Bulgaria, which they consider a top destination. Many of them have been coming to Bulgaria for quite a few years and have bought properties on the seacoast or around the country where one can find plenty of lucrative offers.

A lot has been written about what Brits like about the country – the nature, the variety of climatic areas, the cultural sights, as well as about why they prefer Bulgaria. However, there is a question that Brits are not asked often enough: what they like about the people in Bulgaria.

bTV interviewed some British people at their departure from Burgas Airport and this is what they shared:

The Brits most oftenly used the following words to describe Bulgarians: friendly, helpful, pleasant. They didn't spare the superlatives and when asked to talk about the negative traits of the Bulgarians they started pondering over the question.
The British citizens who have bought properties in Bulgaria in the last few years said they like their new neighbors very much, because according to them Bulgarians are not only positive people but they are always ready to help. The natives in the villages where Brits have bought properties are very warm and understanding and though there is sometimes a language barrier, they manage to understand each other.

In the last few years Brits have also witnessed a considerable improvement of the servicing in hotels and restaurants along the Black Sea coast as well and this combined with the plethora of positive factors will surely make them come back and invest in Bulgaria in the years to come.

Statistical Institute: Bulgarian Property Down by 21.9 Percent

In the last year property prices in Bulgaria have gone down by 21.9 percent. This is what the data of the National Statistical Institute (NSI) which was announced yesterday show. The economic crisis has decreased the price of a square meter by over 300 BGN (about 150 EUR), the research shows.

In the period April-July 2009 the average price of real estate in the country was 1074.98 BGN (about 550 EUR) as prices have fallen in all towns and cities around the country.

The data is based on actually concluded apartment deals in the regional centers in the country. In the last three months alone property prices have fallen by 9.7 percent, NSI data show.

The Black Sea city of Varna continues to be in the lead in terms of high prices. The average market price per square meter there is 1827 BGN (934 EUR); Sofia is second with 1745 BGN (892 EUR) per sq.m. and Bourgas is third with 1471,67 (753 EUR) per sq.m. The lowest property prices are in the town of Kyustendil - 540,85 BGN (277 EUR) per sq.m. and in Vidin, Kardzhali and Silistra the square meter costs less than 700 BGN (358 EUR) and in Sofia region – less than 600 BGN (307 EUR), NSI data show.

In the second quarter of 2009 compared to the first quarter property prices have decreased as follows: in Rousse and Vratsa – by 14.4% and by 14.3% respectively, in Plovdiv – by 14.1%, in Bourgas - by 12.3%, in Pleven - by 12.2%, and in Sofia - by 11.9%.

According to the new NSI data property prices in the town of Pleven are already under 1000 BGN (511 EUR) per sq.m. Prices in Stara Zagora and Plovdiv are also expected to fall below that level in the third quarter of the year. Traditionally, the deals during the summer months are fewer and prices decrease. According to experts the market is expected to become more dynamic at the end of the year if the economy shows signs of stability.

Property Abroad: Bulgaria in Top 10 Overseas Property Destinations in June

Bulgaria is once again among the top 10 overseas property markets attracting greatest interest among British property buyers. This is what the results of the Property Abroad site show regarding the most popular choices of those searching for property on the site in June.

Bulgaria entered the ranking last month in the ninth place as in May the country was not part of the top 10 destinations. Bulgaria isn't such a shock as it comes and goes from the top 10, having lost some of the popularity it regained at the beginning of the year and now it seems to be clawing it back a little once again.

According to the ranking in the first quarter of 2009 Bulgaria had started to regain its popularity as a property destination among British buyers by reaching the eighth place compared to its ninth place for the same period of 2008.

June Was the Most Dymanic Month on the Property Market

A substantial growth in real estate sales was reported in June following a stabilization of the market from March to May, when deal volumes were similar. Bulgarian Properties data shows that the number of concluded sales agreements during the previous month increased by 50% compared to May. Experts state that these sales are made at prices about 50 percent lower compared to the first quarter of 2009, as this applies to all types of properties.

A research of Bulgarian Properties shows that the number of deals with finished properties is comparable with the number of sales made in June 2008. Off-plan property agreements concluded in June are 88 percent less compared to the same period last year. According to experts this only confirms the trend of avoiding the purchasing of off-plan apartments due to the higher risk it brings and also due to the big supply of already finished properties.
