According to the latest analysis of the Bulgaria National Statistics Institute (NSI) the average decrease in home prices compared to 2008 is 28%. The average price of residential properties in Bulgaria for the period July-September 2009 is 1,021 BGN (about 522 EUR) per square meter as for the same period last year the average price was 1,418 BGN (about 725 EUR) per square meter.
In Sofia residential property prices have decreased by 6% in the third quarter of 2009 compared to the previous quarter but they still remain among the highest in the country – at an average of 1,640 BGN (about 838 EUR) per square meter. Only the apartments in the Black Sea city of Varna are more expansive as in the third quarter they were sold at an average price of 1,770 BGN (about 905 EUR) per square meter. In Varna the price decrease compared to the previous quarter is only 3%. The other city with comparatively expensive residential properties is Bourgas. Compared to the last quarter prices there have fallen by 6% and are already 1,379 BGN (about 705 EUR) per square meter.
The analyses of BULGARIAN PROPERTIES on the changes in property prices in 2009 show similar data to that of the NSI as the decrease in the different property segments caries between 25 and 55%.

According to BULGARIAN PROPERTIES’ 2009 analysis of business properties the market of sales of offices in the capital Sofia has been very quiet since the beginning of 2009, as the supply varies greatly but there is no demand even after prices fell considerably in the last year.
Currently, office prices per square meter do not go below 1,500 Euro as there is a wide choice of offices with prices between 2,000 to 2,700 Euro/sq.m. for offices in class A buildings or in the city’s ideal center. In Sofia offices in new buildings in the wide center area, along Bulgaria Blvd. and in the quarter of Lozenets are offered between 1,500 and 2,000 Euro/sq.m. Prices of class A offices for rent in Varna vary a lot – from 8 to 16 Euro/sq.m. as about 5 months ago these offices were offered at prices between 10 and 18 Euro/sq.m. Most lower-class offices are offered at 5-8 Euro/sq.m. and price discounts reach 20%.
In 2009 most offers for shops are for rent but there are a number of interesting offers for sale as well. Prices vary a lot – from 1,100 Euro/sq.m. for shops in the wide center area with not so attractive location to over 2,700 Euro/sq.m. for shops with a window on a main boulevard in Sofia. For this type of properties discounts are an exception – only 8% of these properties have discounted prices and the discounts are less than 10%. Some of the shops offered for rent can be bought at a reasonable price with the help of BULGARIAN PROPERTIES. The shops on the central shopping street in Varna are offered for rent at prices between 20-25 Euro/sq.m. which are similar to those of shops in sought-after areas in Sofia.
As a whole, there are very few deals for sale of offices and shops in 2009 which shows that offer prices are above the actual market prices. What is typical is that when a buyer is interested in an offer, during the negotiation process the price of an office or a shop can be reduced by up to 30%.

One of the first laws which the Bulgarian parliament adopted aiming to stimulate the Bulgarian economy is the minimum foundation capital for establishing a limited liability company to be decreased from 5,000 BGN to only 2 BGN (about 1 EUR).
The main aim of the law is to stimulate entrepreneurs, to create new jobs and new goods and services to appear on the market. Currently, Bulgaria is one of the countries in the world with the lowest minimum foundation capital.
Another change to the law is the minimal nominal value of a share to be decreased from 10 BGN to 1 BGN and the value of each share to be multiple by 1.

According to the 2009 analysis of BULGARIAN PROPERTIES for the prices of holiday homes in the big ski resorts in Bulgaria the apartments in Bansko are the most sought-after mountain properties.
The average price of a Bansko apartments is 640 Euro/sq.m., the analysis shows based on actual concluded deals during the period May-September 2009.
The reason the apartments are the most sought-after property type in the resort is that their prices are more affordable and this type of property can easily be managed and rented out to receive additional income.
According to the company’s data the number of deals concluded with holiday homes in Bansko this summer is not less than those concluded in the summer of 2008 which is a positive trend on the background of a 40-percent decrease in the sale of all property types for the same period on an annual basis.
However, the reasons for the more dynamic market in Bansko this summer must be sought not only in the drastic decrease in prices. One of the trump-cards with which Bansko attracts more and more tourists are factors like the good quality of the construction and the many extras which the developments offer, including outdoor pools which practically make the mountain a great place to be all year round. In the summer Bansko also hosts a number of fests one of the most famous ones being the Bansko Jazz Fest which was held in August this year for a twelfth time.
From October 2nd till October 4th 2009 Bansko will also host the first tourism market Traditions with Future. The participants in the event will include municipalities and town halls, companies offering holidays and entertainment services, SPA hotels, tour operators and tour agents, tourism associations, information centers, and companies working in the hotel and restaurant equipment sector. National and natural parks, schools, non-governmental organizations, companies dealing in specialized software, advertising agencies and publishing houses, banks and insurance companies, and entertainment animators will also present themselves at the forum.
